Parklane respect and value the security and privacy of those of its contacts. Parklane follows strict security procedures in the storage and disclosure of personal information in order to prevent unauthorised access. Personal Data is held on our contacts and administration database either because of work we have undertaken or are currently engaged in, or because we believe that clients may be interested in receiving material from us about our business and services. As such we hold client contact details and the history of our client relationship. This allows us to manage our client relationships effectively and target items of interest so that you do not receive unwanted material through the post.

In accordance with your rights under the Act, you may request the amendment of the personal information held or to cease receiving direct marketing materials. Parklane does not sell, rent or deal in the personal information we hold. Information may, in the ordinary course of business, move between Parklane, its associated companies and to our contractors, which may involve the transfer of data outside the European Economic Area.

BOOKING TERMS AND CONDITIONS

  1. In order to live at The Triangle, you must be a registered full time student, aged 18+.
  2. All required documents, including the Application Form and the Tenancy Agreement, must be completed and submitted together with the Tenancy Deposit payment of £250, Guarantor & Direct Debit forms (as applicable) within 15 days for the application process to be executed. Documents can be uploaded via the online portal. Once the 15 days have elapsed, you are bound into a legal tenancy agreement which requires you to pay the rent for the full period of the tenancy.
  3. Please be aware that any proposed individual to stand as guarantor must reside in the UK, be a UK home owner, be over 18 and be in full time employment. Proof of income in the form of pay slips/ P60/annual accounts (as applicable) and proof of home ownership in the form of mortgage statements, building insurance etc. will be required. In addition, they will be required to provide proof of address, for example a council tax statement / utility bill and a copy of their signature such as a passport or driving licence. If you cannot obtain a UK guarantor, you may opt to pay the entire contract rent in advance. You may choose Rent Guarantor (rentguarantor.com) or Housing Hand (housinghand.co.uk) as your guarantor.  Please contact our team for further information.
  4. All cancellations must be notified in writing to triangle@parklaneproperties.com – verbal cancellations will not be warranted. Cancellations will only be valid when in receipt of written cancellation consent from a member of our team. We suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you do not book until you are sure. After signing your Agreement, you are contractually bound to the tenancy and you can only be released after finding a suitable replacement tenant who will take on the full rent liability.
  5. There is no additional charge for card payments.
  6. If you are booking an individual room we will try to accommodate your expressed preferences although this may not always be possible. Please note that such an application is made on the understanding that the Landlord / Agent will tenant the remaining individual rooms within the property with other successful applicants without prior consultation.
  7. Although we have taken care to ensure the information on our website is correct and up-to-date, we do not guarantee the accuracy or quality of the information provided and we accept no liability for any errors and omissions contained within it or any claims arising from the information provided. If for any reason we are not able to offer your selected accommodation once your Assured Shorthold Tenancy Agreement is fully signed, we will contact you as soon as possible to explain the reasons why or offer an alternative solution. If we are unable to offer an alternative, or the alternative is unsuitable, we will refund any deposit paid in full
